Lease Terms:
Twelve month leases are offered. Shorter term leases are offered subject to availability.
Security Deposits:
Tenants with excellent credit can expect to pay one-half month's rent as a security deposit. Tenants with questionable credit require a full month's security deposit.
Application fee:
$25 for each applicant over 18 years of age.
Qualifications:
Must be 19 years of age to sign a lease agreement. Cosigners are allowed for college students (parent or guardian).
1. Income:
Income must equal or exceed 3 times the month rent. For roommates, each income must equal or exceed 2.5 times the monthly rent.
2. Rental History:
Must have acceptable rental history or have been a homeowner for two years. If you have been evicted, you will not be accepted.
3. Credit:
Reasonable credit required, and credit is checked through Equifax. For those with minor to moderate credit problems, applicants may be accepted with an additional security deposit.
4.Criminal:
Must have a clean background check.
Driver's license and a valid social seccurity number are always required to check credit, criminal, and rental history.
